What a Restoration Actually Looks Like

Most contractors quote a tear-out because grinding a damaged slab back is harder than pouring a new one. Here is the work we do instead.

  1. 01

    Before

    Twenty thousand square feet of covered slab in a fire-adjacent building. Old flooring still down, adhesive cured into the concrete, and damage underneath that nobody had put eyes on yet.

  2. 02

    During

    We pull the old flooring, tent the work area, and run dust collection off every grinder. Cracks and spalls get filled and ground back flat before any polishing starts. Other trades keep working on the far side of the plastic.

  3. 03

    After

    Sealed and polished to spec. No new material, no repour, and no coating sitting on top waiting to fail. The slab that was already there is the finished floor.

How Much Does Polished Concrete Cost in Los Angeles?

Polished concrete in Los Angeles runs $3 to $12 per square foot. Commercial work sits at the low end because the slabs are larger and simpler to run. Residential and restoration work sits higher. What moves a job up the range is the condition of the slab, not the size of it.

What moves the number

  • Slab condition. Cracks, spalling and old adhesive all add grinding passes before any polishing starts.
  • Gloss level. A satin finish takes fewer passes than a full reflection.
  • What is on the floor now. Tile, carpet glue and failed coatings have to come off first.
  • Moisture. A slab pushing vapor needs a barrier under any coating, and that is a line item.
  • Access and hours. Night and weekend work in an occupied building costs more than an empty shell.

Common Questions

How long does a polished concrete floor take to install?

A 10,000 sqft commercial floor takes about a week with two grinders running. Removing old flooring or repairing the slab adds days on the front end. Most garages finish in two to three days. We give you a date range after we walk the slab, not before.

Can you polish concrete in a building that stays open?

Yes. We tent the work area in plastic and run dust collection off every grinder so the dust stays on our side of it. Large floors get phased in sections, and we work nights or weekends when a store or office has to keep operating.

Should I choose polished concrete or epoxy?

Polish the slab when it is sound and you want a floor that never needs recoating. Choose epoxy when you need chemical resistance, a specific color, or the slab is too far gone to polish. Epoxy sits on top of the concrete. Polishing is the concrete itself.

Is polished concrete slippery?

Dry polished concrete is no more slippery than sealed tile or stone. Water changes that on any hard floor, so we add a slip-resistant treatment at entries, kitchens and wash-down areas where water lands regularly.

Can you polish a cracked or damaged slab?

Usually yes. We fill cracks and spalls, grind the surface back flat, and polish from there. Slabs that other contractors quote as tear-outs make up most of our restoration work. If a slab is past saving we will tell you, and that call costs you nothing.

How long does a polished concrete floor last?

The polish is ground into the slab, so there is no coating to peel or wear through. Polished concrete floors commonly last decades with routine cleaning and periodic burnishing. Epoxy has a shorter service life and needs recoating on a cycle.

What areas do you serve, and is there a minimum job size?

We cover Los Angeles County and Orange County for all work. Large commercial projects take us out to Ventura, San Bernardino, Riverside and San Diego counties. Minimums are 1,000 sqft commercial and 500 sqft residential, with garages from 400 sqft.
